If you live in a property which is managed by Pace and you have an out-of-hours emergency you can call our out-of-hours service.

Water Leaks
If water is coming from a flat above please try and find the occupier yourself as soon as you have called us and see if they can turn their water off.
Very often an over-flowing sink or something similar can be dealt with yourself quicker than we can get someone to you.
Break-ins
If your rental property is broken into this would usually be your responsibility to have fixed. You should make the property safe and discuss it with us in the morning.
We recommend you phone The Lock Father, 08000 113 933.
They offer a 24h service and are an approved contractor.
If you live in a block of flats and need to report a broken door and the property is insecure at night, please also phone The Lock Father.
For any other emergencies, please follow up with an email to [email protected] and if you don’t hear from us first thing, call in as soon as you can in order to speak to your property manager.
If you have any queries and want to be prepared, please phone in and speak to your property manager during the working day.
If there is antisocial behaviour, theft or violence in the local area, you should phone the police.

Examples of emergencies we can deal with as the agent for the block are:
Water Leaks:
If water is coming from a flat above please try and find the occupier yourself as soon as you have called us and see if they can turn their water off. Fire and/or smoke:
If your fire, heat or smoke alarm is sounding you should phone the fire brigade.
Electrics:
If there are no electrics in the communal area – phone SMH Property Services (07984 572770) or Symeon Electrical (07738 565 913). Please note that if your TV, satellite or internet are not working this is not something we can deal with out of hours.

Lifts:
If there is a lift that has broken down with someone in it, there is a call button inside.
If the lift has stopped working entirely, please contact us during normal working hours and we will send out the relevant contractor.
