Terms of offer

When you instruct us to let a property with our fully managed service at our usual management fee, either with or without rent guarantee and from 7 days after the property is live on Rightmove if we have not taken a deposit from a tenant for your property we will waive our agreed landlord letting fee. This is subject to the following conditions being met: We must be allowed unlimited access for viewings. You cannot unreasonably refuse a tenant if they meet our usual criteria. The property must be in appropriate condition and offered at the market rate. If a tenant is accepted but later fails referencing due to undisclosed matters by the tenant, then we will strive to find another suitable tenant within 7 days free of charge. We reserve the right to refuse or amend this offer at our discretion before we begin marketing your property. You must mention you would like to participate in the 7 day challenge before or upon property valuation, not at a later date. We will confirm in writing if your property is eligible for this offer.
